How I’d shop new construction
Bring your agent on the first visit
Many builders ask that your agent come with you, or register you, on your first visit to the sales office. Text me before you go. I’ll check the builder’s policy, then come with you or register you ahead of time, whichever they need, so your options stay open.
Compare the whole deal
Builders often offer help with closing costs or a lower rate when you use their lender. Compare the total cost and the monthly payment, not just the headline incentive. I can have Alex Alvarez, the local lender I trust, run the same numbers so you can see both side by side.
Inspect it anyway
New homes can have problems too. An independent inspector works only for you, before closing and again before the builder’s warranty period ends.
Questions to ask a Tucson-area builder
The builder’s sales team works for the builder. These questions help you see the full picture.
- What’s included? Ask about front and backyard landscaping, window coverings, appliances and fencing.
- HOA dues and special taxing districts. Some newer Arizona communities sit in a special taxing district, and it shows up on the property tax bill. Ask before you sign.
- Lot premiums. Corner, view and larger lots often cost extra. Ask for the full price list.
- Timeline. When will it be finished, and what happens if construction runs late?
Common questions
Do I need my own agent to buy a new build?
You don’t have to. But you shouldn’t have to do it alone, either. The builder’s sales rep represents the builder. As your agent, I represent you on price, incentives, contract terms and the final walk-through, and I check how the builder works with buyer agents before your first visit. If you work with someone else, make sure they do the same.
Where are new homes being built around Tucson?
Much of it is in Marana, Vail, Sahuarita and on Tucson’s southwest and southeast sides. Builder directories list dozens of active communities across Pima County.
Should I get an inspection on a brand-new home?
Yes. City and county inspections check for code minimums. An independent inspector works only for you. Many buyers also schedule a second inspection before the builder’s warranty period ends.
Should I use the builder’s preferred lender?
You can, and some incentives depend on it. I’d also have Alex Alvarez, my local lender, quote the same home, so you can compare the full cost of each loan, not just the rate.
