Buying in Arizona follows a clear path. Here's what happens and what I handle for you at each step.
Get pre-approved
Text me first and I'll introduce you to Alex Alvarez with Neighborhood Loans, a local loan officer I trust. He'll answer your questions and stay with you until you're pre-approved and through closing. You're always free to choose your own lender. How pre-approval works.
Search with a plan
We narrow down the areas that fit your budget, commute and lifestyle, then set up alerts so you see new listings as soon as they hit the market.
Tour and make a strong offer
We tour in person or by video. Before we start, we sign a simple written buyer agreement so you know exactly how I'm paid. When you find the one, I pull recent sales and write an offer that protects you.
Inspection and appraisal
Your contract includes an inspection period. I help you read the report, with desert issues like roofs, HVAC and drainage in mind (see owning a Sonoran Desert home), and negotiate repairs or credits.
Close and get the keys
The title company handles escrow, we do a final walkthrough, you sign, and the home is yours. I stay with you until the keys are in your hand.

Frequently asked questions
How much do I need for a down payment in Tucson?
It depends on the loan. Some loan types allow a small down payment, and there are local and state down payment assistance programs with their own rules. Text me and I'll connect you with Alex Alvarez, a local loan officer, to see what fits you.
Do I need to be pre-approved before touring homes?
I recommend it. Pre-approval tells you what you can comfortably spend and shows sellers your offer is serious, which matters when a good home gets several offers.
How is a buyer's agent paid?
Before we tour, we sign a written buyer agreement that spells out my compensation. Sometimes the seller agrees to cover it as part of the deal, and sometimes it is part of your offer. I explain your options up front, in plain language.
How long does it take to buy a home?
Searching can take days or months. Once your offer is accepted, the dates are set in your contract; a financed purchase usually takes a few weeks to close, and cash can be faster.
Can I buy a home in Tucson from out of state?
Yes. I can tour homes for you on video, documents are signed electronically, and closing can often be done remotely. See my out-of-state buying guide.
Do you work with Spanish-speaking buyers?
Yes, hablo español. I can handle the whole process in Spanish. Read this page in Spanish.
