How to use sold homes to price a home

  1. Find true matches

Same area, similar size and age, sold in the last three to six months. Fewer, closer matches beat a long list.

  2. Compare sold to list

The gap between the original price and the sold price shows how buyers treated similar homes.

  3. Adjust for the differences

Pool, updates, lot size, garage and views all move the number. I’ll walk you through how I’d adjust for each one.

Selling? Start with these numbers

Before you pick a list price, look at:

  • Nearby sales from the last three to six months. That’s what an appraiser will look at too.
  • What’s for sale right now. Those homes are your competition the day you list.
  • Days on market. The median was 36 days in September 2026, MLS-wide. Homes priced above the market tend to sit longer.
  • A real pricing review. An online estimate is a starting point. For a number you can list with, I’ll pull the sales and walk you through them.

Start with recent sales of similar homes nearby. The free online estimate on my search site is a quick first look. For a number you can actually list with, I’ll pull the comps and walk you through them.

Why did a home sell for less than its list price?

Usually it was priced above what buyers would pay, needed work, or sat long enough that the seller negotiated. The sold list shows the original price next to the sold price, so you can see the gap.
