What I check first on a new Tucson listing
Photos sell the home. These details tell you what it costs to live there.
- The roof and the AC. Ask how old each one is. Both work hard in our summers, and replacing either is a real expense.
- Solar: owned or leased? Owned panels come with the house. A lease or loan usually has to be taken over or paid off, so get the details early.
- HOA and fees. Some neighborhoods have no HOA. Others have dues, rules and transfer fees. Read them before you write an offer.
- Your price range. The $300,000s were the busiest range in September 2026, with 333 of 1,129 sales MLS-wide. Expect more competition there for well-priced homes.

Usually, yes. Most sellers allow private showings. Text me the address and a couple of times that work, and I’ll request one. Before we tour a home together, I’ll ask you to sign a short written buyer agreement. It’s a national REALTOR® rule, and I’ll explain it in plain English first.
What does “Active Under Contract” mean on a listing?
It usually means the seller has accepted an offer but is still allowing showings or backup offers. Ask about the timeline before you get attached to one.
