Realtor.com’s September 2026 data, reported by Real Estate Daily News on October 5, shows more Tucson sellers adjusting their prices. About 22.2% of active listings in the Tucson metro had a price reduction, up 1.5 percentage points from a year earlier and a little above the national share of 20.8%.

The median asking price was $372,500, down 3.2% from September 2025 and about $46,750 below the national median of $419,250.

Other numbers in the report

  • Active listings: 3,851, up 2.5% from a year earlier. Nationally, inventory grew 5.4%.
  • New listings: up 3.4% locally, while they fell 0.7% nationally.
  • Median days on market: 58, down 8.7% from a year earlier.

Wait, I thought prices were up?

They are, depending on which price you look at. The MLS of Southern Arizona reported a median sale price of $365,000 for September, up 4.3% from a year earlier. Realtor.com tracks asking prices on active listings. When sellers trim their asking prices but the homes that actually sell still hold their value, both numbers can be true at once. The two sources also cover slightly different areas and measure days on market differently, which is why you’ll see 58 days in one report and 36 in the other.

What I’d do with this

  • Buyers: a price cut is a good reason to take a second look, not a reason to rush. Check the listing history and what similar homes sold for. See price-reduced homes.
  • Sellers: price to the sold numbers, not to a neighbor’s asking price. If your home has been listed a while without offers, the market is telling you something. Text me and we’ll look at it together.
