If you own a home inside the Tucson Unified School District, your property tax bill now has a new line. Voters approved Proposition 414, a maintenance and operations budget override, in November 2025. It took effect July 1, and according to the Arizona Daily Star it’s the district’s first override of this kind in more than 40 years.
How much it adds
The override rate is $0.98 per $100 of net assessed value. The Star’s example puts the cost at about $294 a year for a $300,000 home. Your actual amount depends on your property’s assessed value, which you’ll find on your tax bill or through the Pima County Assessor.
The override runs for seven years and is expected to bring the district about $45 million a year.
Why it matters if you’re buying or selling
- Buyers: property taxes can differ from one school district to the next, even between homes a few miles apart. Ask for the current tax bill on any home you’re serious about, and ask how the assessed value is set. It isn’t simply the price you pay.
- Sellers: buyers notice taxes. Have your latest bill handy so there are no surprises during the inspection period.
- Everyone: TUSD covers much of central Tucson, but not the whole metro. Districts like Amphitheater, Catalina Foothills, Vail and Sunnyside each have their own rates.
